The agreement and handshake shown in a property transaction should come only after document verification. Confirm the legal name of the seller or project entity, ownership chain, approval status and RERA registration where applicable. Marketing material alone does not protect a buyer.
For a builder project, compare the registered project details with the brochure. Check sanctioned plans, declared completion date, construction milestones, payment schedule and specifications promised for the 3BHK. Any verbal commitment should be added to the written agreement.
Review the builder or developer record beyond one project. Look at previous delivery timelines, construction quality, maintenance experience and resident feedback. For a resale home, verify title documents, dues, society records and the seller identity with appropriate professional help.
Read the booking and cancellation clauses before making payment. Ask what happens if the area changes, possession is delayed or finance is not approved. A transparent transaction gives both parties clarity and makes the final handover far smoother.
